Policies and Procedures
DIRECTIONS TO PROPERTY:

From Hilo take highway 130 towards Pahoa.

Turn right on Orchidland Drive. (Be careful and watch out for potholes.)

Turn right on 37th. (This is a gravel road, and may be bumpy, so drive carefully.)

Turn left on the paved road (This road Laniuma, but isn't marked at this intersection.)

Turn right on 39th. (This is a gravel road, drive slowly.)

Look for the tall trees.

The property is on the left (mauka) side of the street.

The address is: 16-1436

Pull in the driveway, and go straight.

If you are staying in the suite, pull around the back side of the house and park under the white covered area in front of the covered stairs. Upstairs is the suite.

If you are coming for spa treatments only, please park before the second gate by the "parking" sign.

We have a two week cancellation policy for our accommodations, retreats, workshops and packages. A full refund will be given if arrangements for cancellation are made during this time period. This gives us time to re-book the accommodation and package. 

For spa treatments, we have a 24-hour cancellation policy. If you are unable to keep your scheduled time. Please call if you will be unable to keep your appointment, no-shows will be charged the full amount. If you arrive late for your appointment, we will accommodate you on a "time-available" basis.  

Arrival times for check-in for the accommodations are between 3 p.m. and 6 p.m. Hawai'i time. If you are planning to arrive outside of this time frame, we request a $25 fee, and please let us know at least 24-hours before your arrival. There are no street lights up here, and it can be difficult to locate the property after the sun goes down.

There is a 2-night minimum for our accommodations. For one night stays, we request a $25 charge for the cleaning and preparation of the accommodation. Mahalo for your understanding.

Please note that there may be times when circumstances are beyond our control: unfavorable weather, mechanical failures, etc. We are an "off the grid" location and in some instances your spa treatment may be affected, so please be understanding if this situation arises. We will make every effort to compensate you if this inconvenience arises, and we appreciate your patience and consideration in this event.

If you are coming from Hilo, it will be about a 25 minute drive. Go towards Pahoa on Highway 130 and turn right on Pohaku Drive. Go up to 36th and turn left for about a mile. (The road is bumpy) Turn right when you get to the paved road at the stop sign, which is Laniuma. Go right up to 39th and make a right. We are the second driveway on the left: 161436 39th St. Please note that at times the roads can be bumpy or there may be pot holes, so drive with caution.

If you are coming from Pahoa, it will take about 20 minutes. Go towards Hilo, turn left on Orchidland Drive, right on 38th, (look for the number on the big pole...then go about a mile. The road is bumpy.) Turn left on Laniuma where it is paved. Go up to 39th, make a right and we're the second driveway on the left: 161436 39th.

If you arrive after check-in time (3-6 p.m.) you may be charged an additional $25 unless prior arrangements are made. Please make every effort to arrive during our regular arrival times to avoid this additional cost.  

For our short-term tenants (1 week or less) we are happy to provide linens, towels and bedding. Laundry facilities are not available here. There are several laundromats nearby, and "fluff and fold" is a wonderful service provided at the local laundromats for only $1.25 per pound.

There are times you may be asked to conserve water. Our property uses a catchment system and during times of drought, rainwater is a precious commodity. Sometimes if we don't conserve, we may all need to pitch in and buy a tank of water which usually runs about $50 per person. Usually we can conserve and make it through a drought with everyone's cooperation. We hope that you will understand.
 
We do, in fact, live in a rainforest. There are times when it rains ALOT, so be sure to  prepare for that. It does, oftentimes, get wet here... dark at night, and there may be mosquitoes at certain times of year. Bring proper clothing and footwear to make your stay a safe and happy one.

Please note that it can be rather challenging here without a vehicle. There is a semi-reliable bus system from the highway, which is 3 miles away, and we are up a steep hill. If you want to buy an inexpensive, reliable "cruiser" and sell it back again when you leave, call Kim at (808) 937-8020 and see what he might have available.
